Major Tips:
1.) Have house and yard clean.
2.) Have dogs that aren’t friendly put up outside.
3.) Have interior lights on throughout home for pictures.
4.) PICTURES, YES the Appraiser will be taking pictures inside your home of each room as a Lender and Fannie Mae or FHA requirement. Appraiser needs access to each room.
5.) If you have a lot survey or plat map showing lot dimensions, have that out.
6.) Type out a list of major improvements with cost if known to hand to Appraiser of your home over the past 10 years, like a new roof, new central heat/air, major Kitchen or Bathroom renovations, etc.. Remember that Washers/Dryers and Refrigerators are generally portable non-real property items unless a frig is a subzero builtin.

“We are now officially in the holiday season — the season of giving. As an appraiser, I am asked frequently by homeowners, real estate agents, and even by other appraisers, “What do you give for BLANK value?” (“BLANK” in this context can be anything related to real estate from a window, to a garage, to vacant land, to an entire structure.) The question is one that troubles me because of the word “give.” My response to such a query is always, “Appraisers do not give value; we estimate value.”
