As Juban Crossing continues to enjoy success and draw Greater Baton Rougeons (my mom lives in Baton Rouge and prefers to shop there), developers continue to offer complimentary developments. While I wasn’t at all excited to have car dealers on the other side of Juban Crossing (car dealers…really?!!), “Juban Market” will be a welcome addition, according to Joe Moore with RE/MAX Commercial. This location is also favorable to a newer and very nice public libary, large public North Park recreation area for walking, kids playground, baseball, etc., not to forget to mention Bass Pro Shops and numerous restaurants.
Post-Great Flood, I’m seeing a new home construction building boom, similar to the feel of 2005-2007, but on a smaller scale. It’s way past time for new home construction, especially in Livingston Parish despite the challenges to build above flood elevations.
Before discussing Sanctuary, Alvarez Construction developed the successful Cella Gardens closer to Juban Crossing with attractive French style designs, a welcome change!. According the GBRMLS, there’s been 13 sales with a median sales price of $240,700 or $125 per sq. ft.. However, legal news reports 29 sales from the $220s up to $275,150, so the extact median sales price isn’t known outside of MLS listed sales. Currently GBRMLS reports 6 active listings and 8 under contract listings. There could be more as more than half of sales were not listed in GBRMLS.
As far as I know, this is the first Alvarez Construction development within Livingston Parish and Denham Springs, a market normally served by long-time area developers and family owned interest.
With the success of Cella Gardens and the sheer lack of home builder interest in taking advantage of the Juban Crossing location and developing subdivisions around it, I compliment Alvarez Construction for bringing The Sanctuary At Juban Crossing. By making this statement, I’m in no way trying to gain favor as I haven’t appraised a single home within Cella Gardens or Sanctuary and nor do developers control who gets to appraise their homes. I’m just reporting what I know as a Greater Baton Rouge Home Appraiser since early 1990s.
I received a reader request for information on Sanctuary and this is what’s I’ve found. The offiicial Alavarez Construction page is The Sanctuary At Juban Crossing with a description of:
“Welcome to The Sanctuary at Juban Crossing. One of Alvarez Construction’s newest developments in Livingston Parish. This single-family residential community features 139 homes in a neighborhood boasting architectural brick finishes, curb and gutter, neighborhood green spaces and a large lake. Homes will feature 15 new floor plans with many upgrades available. Homes range from 1,800 to 2,040 square feet living area, featuring over sized ceramic tiles, hardwood flooring, Whirlpool appliances, crown molding, custom cabinetry and granite slab in kitchen and bath counters with a jetted tub in Master bath.“
According to my driving tour, I counted seven homes either completed or near completion as of January 13, 2018.
According to GBRMLS, 4 pre-sold home sales having taken place with a median sales price of $256,500 and $126 per sq. ft.. These 4 sold from $251,000, $254,340, $258,650 and $248,900. There’s one pre-sold under contract listed at $231,600. There’s two active listings for $244,550 and $254,550.
