Yes, Colonial Cove Subdivision did flood during the “Great Flood” of August 12-15, 2016, and flooded to a height around 5 feet I’ve been told and witnessed, see flood water level in the collage photo below arrow pointing to water height. When the Amite River reached 46.2 feet, the water had to go somewhere.
Colonial Cove Pre-Flood Home Sales Trends
From 8/1/2015 to 08/12/2016, 4 sales sold for a median sales price of $174,500, average sales price of $183,750, $112 per sq. ft. for 97 percent of listing prices.
Here’s a collage of flood damaged homes I took after the great flood.
Total Number of Post Flood Sales: 2
Since the flood, there’s been 2 GBRMLS home sales of flood damaged homes from $87,500 to $95,000. On average, these sold for $56 per square foot and $91,250.
Number of Post Flood Renovated Sales: 0
Number of Post Flood Renovated Listings: 2
There’s 2 active listings offered from $199,000 and $214,900, on aveage for $124 per square foot and $206,950.
The $214,900 listing for only 1,676 square feet or $128 per sq. ft. is a very, very high price and buyers should consider this before making an offer.
