Home Appraiser’s Comment: I totally agree. Home’s that are “fairly priced” and in the best locations and in updated conditions are those that are selling well and faster. And, if you price your home above market, it’s still likely NOT to appraise in mid 2012! My experience in Greater Baton Rouge, especially in the past 4 years after national meltdown, is that there’s still sellers in denial and are asking too much for their homes. The only factor in their favor is the local shrinking supply and that shrinking is primarily taking place in the hottest zip codes in Southwest Baton Rouge, not in GBR as a whole.
