Median Sales Price in January 2014 was $96 and $110 in November 2019, an increase of $14 per sqft and +14.6 percent. This chart represents a 12 month rolling average. 

MEDIAN DAYS ON MARKET: 28 Days5-Year Single Family Detached Homes Days On Market Chart, January 1, 2014 to November 11, 2019, or DOM. DOM in January 2014 was 53 and 28 in November 2019, a decrease of 25 days and -47 percent. This chart represents a 12 month rolling average. 

MEDIAN PERCENT OF LAST LISTING PRICE: 100 PercentNOTE: This is because sellers are paying HEFTY seller paid concessions of $5,000 to $9,000 of buyer’s closing cost and pre-paids closing expenses. In my opinion, this is not healthy.  If you combine very low down payment to nothing down type Federal loan programs with sellers paying $5,000 to $9,000 of buyer’s closing cost, this is why we’re seeing an UPTICK of pre-foreclosure and foreclosures in this market. Buyers don’t have that much invested, little skin in the game so to speak. This chart represents a 12 month rolling average. 

MONTHS SUPPLY OF HOMES FOR SALE: 3.9 Months5.9 months supply in January 2014 versus 3.9 in November 2019, is a significant improvement. This chart represents a 12 month rolling average.
